Why Storm Preparation Matters More Here Than Most Places

Long Island's East End is one of the most storm-exposed residential markets in the northeastern United States. The Hamptons coastline faces the open Atlantic directly — without the barrier islands and shallow continental shelf that protect more inland coastal communities. Major Atlantic hurricanes make landfall or pass within direct impact range of Southampton and East Hampton on a regular historical basis. Sandy (2012), Irene (2011), and the 1938 Long Island Express hurricane are all part of the region's documented history.

Beyond named hurricanes, the Hamptons averages multiple significant nor'easters each winter and fall — storms that can produce hurricane-force gusts, coastal flooding, roof damage, and storm surge that reaches well inland of the beach in low-lying areas. Amagansett, Montauk, and the barrier beach communities of Southampton face particular storm surge exposure.

For owners who are not on-site when a storm warning is issued, having a local property manager who can execute pre-storm preparation and conduct a post-storm inspection is the difference between discovering damage weeks later and having a documented response underway the same day.

We Move Quickly When Storms Are Forecast

When a major storm threatens the Hamptons, we typically receive 24 to 72 hours of warning. During that window, demand for any contractor, boarding service, or property response immediately spikes. As your local property manager, we have the relationships and local presence to act within hours of notification — not days. If you are enrolled in our property management program, storm preparation is part of your coverage. If you want one-time pre-storm response, call us as early as possible when a storm is forecast.

Before, During, and After the Storm

Phase 1 — Before the Storm

Pre-Storm Preparation

We visit your property as soon as a significant storm is forecast. We secure outdoor furniture and items, confirm all windows and doors are latched and locked, check the sump pump and generator, document pre-storm property condition with photos, and contact you with a status report before we leave.

Phase 2 — As Conditions Allow

Storm Monitoring

During the storm, we monitor conditions on the East End and respond to any emergency situations at your property as soon as it is safe to do so. We maintain communication with you throughout and escalate immediately if we receive any indication of an active emergency at your property.

Phase 3 — Within 24 Hours

Post-Storm Inspection

As soon as conditions are safe, we conduct a full property inspection — interior and exterior — and deliver a written report with photos. Any damage found is immediately documented, insurance-claim-ready, and we coordinate emergency contractors for water mitigation, roof tarping, or other time-sensitive remediation.

What We Do to Prepare Your Hamptons Home for a Major Storm

Exterior Securing

  • Remove, store, or secure all patio furniture and cushions
  • Store or anchor outdoor umbrellas, planters, and lightweight items
  • Secure or remove outdoor grills and accessories
  • Lower and secure awnings and retractable canopies
  • Check and secure all exterior doors and gate latches
  • Verify all windows are locked and sealed
  • Move any vehicles from flood-risk low areas
  • Secure or remove pool furniture and accessories
  • Remove dock accessories and portable dock sections if applicable
  • Photograph exterior condition before storm arrives

Systems & Interior

  • Test sump pump — confirm operational, clear discharge
  • Test backup generator — fueled and starts
  • Confirm backup sump pump battery is charged
  • Move valuable items from basement to higher floors if flood risk
  • Fill bathtubs with water if extended power outage expected
  • Set refrigerator and freezer to coldest settings
  • Back up and unplug sensitive electronics
  • Locate and photograph locations of main shutoffs (water, gas, electric)
  • Ensure emergency contact information is accessible
  • Photograph interior condition before storm arrives

Post-Storm Inspection — What We Assess and Document

A thorough post-storm inspection within 24 hours of a significant storm is critical for two reasons: it catches time-sensitive damage before it worsens (an active roof leak, standing water in the basement), and it documents the storm's impact while physical evidence is still clear for insurance claim purposes.

  • Full roof inspection — visible damage, missing shingles, flashing
  • Gutter and downspout condition and debris clearance
  • All exterior walls and siding — impact damage, siding separation
  • All windows and doors — breakage, seal failure, frame damage
  • Foundation — storm surge or flood water line, new cracking
  • Driveway and walkways — debris, undermining, cracking
  • Basement — standing water, sump pump status
  • Ceilings — water staining or active leaks
  • HVAC equipment — condition and operation restored
  • Pool — storm debris, equipment status, liner condition
  • Docks and waterfront structures if applicable
  • Trees and landscaping — fallen limbs, uplift, erosion

All post-storm inspections are delivered as written reports with timestamped photographs — documentation that supports insurance claims and establishes a clear record of storm impact.
